DEFINITION OF WORK Summary This is skilled work in one building or maintenance craft or trade area and semi-skilled in additional building or maintenance trades. Assists skilled maintenance and craft workers in any phase of building and grounds, construction and maintenance. Independently performs semi-skilled work in maintenance of building and grounds. Standard Classification Factors Supervision Received - LEVEL B: "Under general supervision…" Employees working under general supervision usually receive some instructions with respect to the details of most assignments but are free to develop their own work sequences within established procedures, methods and policies. They are often physically removed from their supervisor and subject to only periodic checks. Difficulty - LEVEL B: Average… Where the employee is confronted with a variety of duties susceptible to different methods of solution which, in turn, places a correspondingly higher demand upon resourcefulness and concentration. Positions which require the analysis and evaluation of raw data and the rendering of conclusions would, in many instances, fall into this category. Complexity - LEVEL C: Work is of a standardized nature that may involve a variety of duties. Analytical thought becomes more important at this level due to increased data and changing situations. Tasks usually have several steps, some of which may not be directly related. Alternatives may exist for processes or methods to be used in solving problems. Workers at this level exercise a moderate amount of independent judgment. Work is controlled by routine review and reporting to or consultation with supervisors. When guidelines exist at this level, they tend to be more complicated or technical in nature requiring careful interpretation. Consequence of Actions or Decisions - LEVEL C: Consequences of actions or decisions at this level are limited in scope and effect as the work is reviewed occasionally. Errors may cause moderate inefficiency. Costs due to errors may be significant. Contacts - LEVEL A: The purpose of the contact is to obtain, clarify, give or screen established factual information, regardless of the type (i.e., easily understood or technical) within a well-defined relationship. Normal communication skills are required. Physical Demands - LEVEL C: The work requires moderate physical exertion. Environmental Conditions - LEVEL C: The work environment involves hazards, risks or discomforts typical of working with or around machinery with exposed moving parts, irritant chemicals, heavy equipment or abusive or hostile clientele and patients. Exposure to disagreeable weather conditions and extreme levels of temperature, ventilation, lighting and sound are normal. Protective clothing or gear and specific safety standards or procedures may be required. Serious injury is possible. Supervision/Leadership - LEVEL C: Typically involves limited supervisory responsibility which entails performing as a "first line supervisor" for a small number of employees. Supervision is not the primary responsibility of the job. Responsibility includes training, instructing, scheduling, and reviewing work and recommending hiring and disciplinary actions to a higher level of authority. Distinguishing Features Differs from the Utility Worker class in which semi-skilled tasks would be closely supervised. Differs from the skilled classes in which the work is a specialized skill and the primary responsibility. Differs from the General Maintenance and Repair Technician Senior class in which the skilled work is in two or more trades and crafts areas. EXAMPLES OF WORK PERFORMED Repairs ceilings and walls by mixing and applying plaster of Paris and spackle, sanding surfaces, painting or varnishing. Replaces damaged sheet rock by removing damaged areas, hanging new sheet rock, taping and finishing seams, and painting. Checks refrigeration and air conditioning equipment for periodic cleaning, coolant levels, refrigeration levels and proper lubrication. Reports need for more extensive work or safety problems to supervisor or appropriate craft shop. Finishes doors, cabinets, or furniture by sanding, filling, and applying final finishes. Assigns and reviews the work of less skilled workers who may be assigned to assist on projects or maintenance. Maintains grounds by seeding, fertilizing, mowing lawns, trimming trees and shrubs, weeding flower beds, removing snow and ice from sidewalks and parking areas. Repairs and replaces locks and locking devices in buildings. Performs more difficult lock servicing or repair under supervision of a lock system specialist. Performs routine installation or maintenance tasks where lock systems or locks are already in place, selecting key ways, materials, etc. Supervises inmate or other seasonal work crews in a wide variety of construction and maintenance projects in state parks; transports crews to and from work sites, and assigns and reviews work. Maintains lake or wildlife area grounds by collecting refuse, mowing grass, and cleaning, painting, and sanitizing facilities; maintains equipment, including vehicles, machinery, and tools, by performing routine servicing and making minor repairs. Gives information to the public who visit a park or wildlife area concerning regulations, or concerning services and facilities available; makes reports concerning usage of facilities. Plants and cultivates grain crops, grasses or tree and shrub plots to provide food or sheltering coverage for wildlife; controls vegetation by trimming or removing weeds, trees or shrubbery. Installs, repairs and maintains electric door and gate openers (both walk-through and vehicle gates). This includes the replacement of electric motors, drive belts/chains and mechanical parts to insure this equipment can be operated safely and securely. Constructs and repairs roads, fences, signs, dikes, docks, shelter houses, picnic tables and grills, and other outdoor facilities. Installs and repairs fire alarms, emergency lights and other electrical sensing devices in order to provide safe residence hall and apartment facilities by selecting proper materials, reading schematics and using electrical instruments and hand tools. Drills holes, pulls wire, installs electrical and phone outlets in cellular floors and walls in buildings and grounds. Installs telephone equipment and assists in more complex repair work. Repairs, rebuilds and upholsters furniture. REQUIRED KNOWLEDGE, ABILITIES, AND SKILLS Knowledge *Knowledge of the basic functions of two or more of the trades required for the construction, maintenance and repair of facilities and equipment. *Knowledge of the occupational hazards and safety precautions of a variety of the mechanical and building trades. *Knowledge of the basic operation, care, and maintenance of tools, vehicles, and other construction or maintenance equipment, including basic farm machinery. *Knowledge of basic methods of grounds maintenance or farming. Abilities *Ability to understand and carry out specific oral and written instructions, to perform basic arithmetic, and to read and understand basic diagrams and schematics. *Ability to understand basic but varied mechanical systems such as plumbing, locksmithing, wiring, motors, mechanical equipment; to detect defective operation, and make mechanical repairs. *Ability to learn skilled use of tools, materials, and methods used in the varying crafts associated with facilities maintenance. *Ability to meet the public effectively. *Required at Entry MINIMUM REQUIREMENTS: Six months of experience in a building trades or mechanical building trade. Education may be substituted for experience as determined relevant by the agency.
